Sidecar was engaged to deliver project management services for the repositioning of 100 Melbourne Street, a six-storey commercial building located in the heart of South Brisbane.
Originally configured as a single-tenant building, the scope of works focused on transforming the asset into a flexible multi-tenancy offering. The project included a full lobby refurbishment, make-good of multiple floors, and a rebuild of the top two levels, completed in just 9 weeks.
Key Features:
New high-end lobby with secure access, premium reception, and stone finishes
Extensive multi-floor makegood to create a blank canvas for incoming tenants
Adaptive reuse of furniture and fitout elements, rehomed to the University of Queensland Cricket Club
Close collaboration with design and construction partners to meet accelerated delivery requirements
Enhanced asset value and marketability through strategic repositioning
Sustainability Initiative:
As part of a commitment to social and environmental sustainability, all loose furniture across the six floors was repurposed and donated to a community partner—minimising waste and supporting local organisations.
Result:
A revitalised commercial asset, now fit for multiple tenancies, with improved entry experience, tenant appeal, and long-term leasing potential.
