A complex demolition approval of a character-listed residence in one of Brisbane’s most sought-after suburbs.
Sidecar Project Management successfully navigated a complex residential subdivision for a development in Grange, Brisbane. The site, a generous 810m² block was encumbered by a zoned pre-1946 character-listed home that had fallen into an unsalvageable state. The project required careful navigation of council planning controls and heritage protections to secure approval for demolition.
As end-to-end project managers, Sidecar oversaw every stage of the process, including:
- Planning & Approvals: successfully managing council negotiations to achieve demolition approval of the character-listed dwelling
- Subdivision Strategy: securing approval to split the block into two separate lots, maximising development potential
- Stakeholder Engagement: working with council, consultants, contractors and neighbours to align requirements and ensure compliance
- Delivery Management: coordinating the process from initial feasibility through to lodgement and final approval.
The result was the creation of two 405sqm premium lots in one of Brisbane’s most sought-after suburbs, unlocking significant value for the landowner and sets the stage for future high-quality residential development.
